Any experience with mobile/manufactured homes?

Did you accidently add a zero to that $450k number? Or was it a very large parcel of land?!

Nope,,location.
I knocked $100K off market value to sell it quick,, and I did. within a month.

I bought the farm up here with cash from the sale,, paid off the wife's medical bills,, and had some left over.

I think the important thing to keep in mind is what your eventual goal is.They do not hold there value at all.I bought one for 17k and after 5 years i could only get 3k for it.If your using it as a temp way to eventually get a convential house then i recommend getting a used one.If you want it to be a permanent residence then go all out on what you want. The bummer too about them is even when you get it paid off unless you have your own plot of land youll be paying a lot fee.Its cheaper than rent but still kind of like renting.

Yeah...that'd have to be one hell of a large, nice parcel for it to sell for $450k. We just bought a modular on 15 acres with a full basement, large stable and paid 63k for it....and modulars are generally worth far more than mobile homes.

Of course we bought a HUD house.

It was a double lot on Big Coppitt Key, about 10 miles from Key West.
I had worked with the previous owner and helped to build the addition. It was built to withstand hurricanes,, and it did quite well.

We were hit by 4 the year I sold it.

A few after the storm pics here,

We had signed papers for the sale right before "Wilma" hit.
