Has anyone done a For Sale By Owner on their home?

Shop around , find the realtor that charges the least percent . Around here they differ.
 
Sort of.

When I sold my home in the Keys,, I searched online for Real Estate Investors.
I sent E-Mails to a few,, with my intent to sell.
Heard back from three,, one was serious, came and inspected my home. And it was sold within a month.

I offered it for a bit less than market price at the time.
 
As buyers, we usually never even bothered looking at FSBO listings.

Not that we were adverse to them, but there were so many homes listed in the conventional system that we never ran out of listings to see. We would get about 50 listings from the agent, cut the list by half just looking, then driving by to cut out more, narrow it down to 5 or so, tour those..and if none of those worked we'd get a new list from a different part of town.


We did look at one that said "agents welcome" that we noticed when we were doing the drive by phase of a search. It was a nice house, but having her there the whole time we looked around was a little uncomfortable.

Sounds like you were happy with the deal. Did you have to use a lawyer?

Never hired one. Read the paper work myself.

Went through a title company that handled the deal,, all paid for by the investor. (pre market crash)

My home was worth $600K+ (market value) and I sold it for $450K.

Enough to Pay off all my debts (mortgage, Honey's Medical bills) and buy this home outright.

A win win. (except I miss the Keys)

The way I see it, no one will have more drive to sell your house than you. A realtor will not give your home full dedication as they have other houses they are working on. The only problem with selling it yourself would be dealing with people, make sure that if you advertise it and do not want to do a rent to own, specify no rent to own in your ads because if you don't your phone will ring endlessly. There are many free classified and social media sites where you can advertise it with no or little cost and you could always hang flyers up in various places, all of which would be cheaper than paying a realtor. By selling it yourself you are in more control and will put more money in your pocket. You could always try on your own first and if that doesn't work, hand it over to a realtor later. Just be careful who you allow into your house, I would try to devise a way to check the person out first to make sure that they are sincerely interested in buying. Good Luck
 
On the other hand, if you are listed, the number of potential buyers becomes a lot bigger. And they can check on your property even if you are not available at that moment. An agent gets a commisison- if you are selling it yourself, they aren't getting anything so won't direct anybody in your direction. That motivates them to try to get people to buy your place. Sure you don't have to pay the commission if you sell yourself but you may be able to get a big enough price better to more than cover the agent commision costs. You will have to do all of the selling and advertising and showing the place yourself. The agent will make sure all of the paperwork is properly taken care of as well. Pcosmar could have potentially had an additional $150k for his place (33% more- what would the commision have been?- nothing near that). But he and the buyer were both satisfied with the deal which is what matters.
