I don't know how desperate you are to sell it...but if you can hold off for about 3 months, I think you'll find your return will be substancially higher.
Don't get me wrong, your intention is to flip one hard asset for another, so I'm not saying don't do it - whatever works for you...you won't find me arguing against well positioned hard assets. It may simply be in your best favor to hold off until the spring time.
