If you're in a position to do a rate/term refinance on your mortgage quickly, rates are looking great this week. I locked today. You can buy down with a point or so, but the savings monthly can make it up within a year if you do it right. I was in the mortgage industry for a number of years and have been watching closely. I moved on it today.
